We walk the lot or the house with you, look at the constraints, and talk through what is straightforward and what is not. No charge and no obligation.

One to two weeks after

A written range for the work as discussed, with what it assumes and what would move it. Only then does anyone talk about drawings or a contract.

No. We take on work ranging from a single-room renovation to a ground-up custom home — recent projects have run from about $30,000 to $2.5 million. Tell us what you have in mind and we will tell you plainly whether we are the right firm for it.

Yes. Dallas/Fort Worth is our home market, and we also build in Austin, Houston, Midland and Chicago, including Lincoln Park. Travel and logistics are priced into the estimate rather than added later, and the design-build process is identical: one contract, a published schedule and a superintendent on site.

Start from what you are willing to spend rather than from a square-foot figure, and tell us the number. We will tell you what it buys in your neighborhood and where it will fall short. That conversation is more useful than an estimate built on assumptions.

Design takes three to six months, pre-construction six to ten weeks, and a house twelve to eighteen months to build. If you want to be living in it by a particular date, count backwards and call about a year earlier than feels necessary.

No. The first call and the site visit are free. Design work is a paid engagement, and its scope and fee are set out in writing before it begins.

No. It is the right time. Ask each firm how the budget gets fixed, who is on site daily, and what happens when you change your mind mid-build. The answers will separate them quickly.
