
Design and construction under one agreement.
We work design-build, which means the drawings are priced as they are drawn and the budget is a live number rather than a surprise at bid. Any one of the six scopes below can be the whole project, and several of them usually arrive together — a kitchen that turns into a first floor, a pool that turns into a loggia. Holding them under a single contract removes the argument that costs clients the most time: whose responsibility a problem is.
Custom Homebuilding
Ground-up residences from the site survey to the final walk-through. We build to your architect's drawings or bring one in, price the design as it develops, and hold the schedule with a superintendent on site every working day. Most new houses run eighteen to twenty-four months from first drawing to keys.
Custom Homebuilding→Kitchens
Cabinetry, stone, ventilation and services drawn together rather than sourced separately. Appliances are specified before cabinetry is released and stone is templated from the cabinetry as set, which is why the reveals line up. Ten to sixteen weeks on site, with a temporary kitchen running throughout.
Kitchens→Bathrooms
Primary suites and guest baths, with waterproofing, slab penetrations and tile layout resolved on paper before a single tile is set. Wet rooms and steam showers are detailed for the long term, because a failure behind tile is not a snag, it is a rebuild.
Bathrooms→Outdoor Living
Loggias, pools, summer kitchens, fireplaces and the grading and drainage that keep them dry. We treat these as rooms with a roof budget and a slab, not as landscaping, which is what makes them usable in August and in January.
Outdoor Living→Interior Design
Finishes, millwork, lighting and furnishing decided alongside construction rather than after it. Working this way means the joinery is drawn for the furniture that is actually going in, and nothing has to be undone to make a piece fit.
Interior Design→Media & Entertainment
Theaters, listening rooms, gyms and whole-house systems, with wiring, acoustic isolation and sightlines planned during framing. Retrofitting any of it later costs several times what it costs to do while the walls are open.

A bathroom runs the sequence in three months and a house runs it in two years, but the order does not change, and neither does what you are told at each stage.

One to two weeks
We walk the site or the house, talk through scope and budget, and give a costed range before drawings begin.

Design
Three to six months
Plans and elevations developed with your architect or ours, priced as they change.

Pre-construction
Six to ten weeks
Selections, permits, engineering and the trade schedule. Contract sum and calendar are fixed here.

Build
Three to eighteen months
A superintendent on site daily, a written update weekly, and a monthly meeting on the job.

Handover
Two weeks, then one year
Commissioning, systems walk-through, manuals and warranties, and a return visit at eleven months.
